Property Investment Advice in Karachi: Bahria Town?

basically, it is approx. $46,000 USD. I may settle back in Karachi or have it as investment. I am willing to put down around $10,000 USD.

Some questions:
1) What's the likely interest rate for mortgage?
2) Is it a good investment?
3) How soon can this be ready to live in? Looks under construction.
4) Is it a safe area? Any water/power issues?

no such thing as 100% safe land investment in pakistan because of political instability and mega corruption.but i personally have investments in Bahria Town Karachi.Its a long term investment 5+ years atleast
Much better if you ask in Zameen.com forums.
But yes Bahria does have the best living standard in Pakistan in my experience

no idea about that but if you scroll down in the link page you have given you will see the bank loan info

investment in BT has always been fruitful for me and the people i know.But then again i cant promise this because of high uncertainty in the country

if you want to move in fast i suggest you ask some expert in zameen forums about precints that that will be given possession soon.you might be able to move in less than one year in precints that are almost developed

Safe:yes
Power or water issue:none at all
thats one of the biggest plus points of BT projects.Sometimes you forget your living in Pakistan.stark difference between one side of the BT gate and the other

Bharia Town don't have good reputation. DHA city will be good investment and i my self have one plot under my name and in case of Bharia town they even didn't tell you where your plot is? So go for DHA and it is safe investment because of army background and they didn't play double game with anyone

"Bahria town" let me draw a picture for you , the shit hole karachi is today once you make your way through the dump yard city and enter bahria town "the world changes suddenly" It gives one the feeling they are in cities like Dubai or LA . great infrastructure , very well planned , gated housing community makes it very secure as there are none other gated communities.

Issues : i think there no lease on land thus you can't borrow on the property which also leaves BT in full control of the project / prices now and in the coming future .. high transfer fees compared to the DC rates we pay in the city.

3. BT has started to handover the apartments now completion depends where your interest is its a mega scheme
4. Services will be excellent water and electric " No power outages

Thank you very much everyone. Much food for thought. I think one complicating factor is my filing of US taxes--I will have to declare the property on taxes, and that would make it complicated.

But my 'hunch' is that Bahria Town Karachi sounds like a 'good deal' for the money? I know Malik Riaz is controversial but I think most successful people eventually become controversial--perhaps a bit out of jealousy from others. Heck, we Pakistanis didn't even spare Edhi from controversy! But overall M.R doesn't sounds like a Robber-Barron of the yester-years.

Development in Bahria Town cannot be matched with any other housing schemes in Pakistan which make it worth investing. DHA has more credibility but it still way behind Bahria considering the fact that DHA started much earlier in 1975

Could a 500 sq yard HOUSE (not flat) be only Rs. 3.8 million? Do you think it's ready to be moved in? I'd like for my sister in Karachi to move in--she is currently renting.

Not possible. It may be a plot only not house or its 120 yrd. The one you are talking about retails for 8-10 million. But don't have that much knowledge about real state, though am a karachiate througha nd through. Flat is possible.

Its a good bargain if its there. Would like one too. Would not hurt if you inquire.

I think its better idea to visit personally over there and meet the estate agent selling it over there
you may get misleading information on internet

Can't go there until the end of the year. I have just asked my brother in Karachi to look into this.

Off topic:
Living in America is not as great for travel as living in Europe. Plus, the so-called 'vacations' and 'holidays' from jobs in America are nowhere as good as in Europe. And don't get me started on the highway robbery called the Healthcare system in America. <End Ranting>
