Small House Construction Scheme by Imran Khan

Has the 5 million house scheme in 5 years now been replaced by small housing scheme or is this an additional scheme (gimmick)?

How many of the promised 5 million houses have been built so far? I am assuming at least 2 million have been constructed already ... somewhere?

Why do you care you are not pakistani as per your claim.
 
What is the guarantee that house prices or plot prices will not go up when so much money comes into the market?

The answer was affordable housing built with public private partnerships like in Singapore.

This scheme will again end up no where in this country as their will be no check and balance on property dealers and owners. May be someone can shed more light on this.

Agree. Social housing is the solution. Govt builds affordable homes on govt land, rents it to people and only starts selling them after 20 years. However every house sold must be replaced by a new one under state ownership.
We saw a lot of inflation in the property market in the UK with the availability of easy loans. It's made housing unaffordable for the working class.

Using the loans for state owned social housing is the best option. Alternatively the conditions of the loans could help control inflation.


For example:
- loan only available to first time buyer
- loans only available for a modest amount
- houses built with these loans cannot be sold within the first 10 years.

These will create artificial controls to prevent the exploitation of the loans and inflation in the property market (I despise the term).

A standardized apartment building that keeps costs as economically as low as possible, with minimal maintained and energy costs to the tenant would be the best model. A well designed bit relatively simple to build design will also give the building character, as the Haussmann style in Paris. we should be studying the designs that came out of the work done for Masdar city in the UAE. Build for a hot climate it maximizes passive cooling methods and creates common cool areas for pedestrians.

We need to be careful not to build small single family homes that just make the situation worse or 20-30 stores building people don’t want to live in especially when it is very hot. Modest 5 storey building create a sense of ownership by the tenants and a sense of community that maybe harder to build in large and tall apartment buildings. Also keeping the building to 5 stores will limit the costs in putting in an elevator, as seems to be the endurance limit many agree upon in most cities around the world to climb up and down the stairs.

So rustic, so low tech. If I didn't saw Cyrillic, I would've thought it's old Beijing, or Harbin suburbs.

Most of Pakistan is situated in a seismic zone, some inM 9.0 areas. There are very few places in the world where builders have managed to make 100+ housing economical with such seismic risks.

Japan is mostly keeping highrise residentials at around 100m, as they don't have much demand for highrise living these days as their population shrink.

Almati, in Kazakestan is probably the only city in the world in 9.0 zone with 100+ highrises.

Chengdu may have a M8 once in a century, plenty of highrises there. Builders there pledge they learned how to not to make building out of tofu. Time will tell on their merits.

Istanbul is another big city in a seismic zone with skyscrapers, but they are very far from having a M9.0 risk other than once in a millennia there.


You will need, lots, lots of steel, and nifty technical solutions to make it possible.

I think this is a very profitable system... And if this is the case, then Pakistanis will be able to buy apartments for themselves without any problems. My relatives live in Pakistan and have been planning to build a house for about ten years, but they still don't have the opportunity. They live in rental apartments all the time and are already tired of it. Unfortunately, the only chance to change this situation is to take out a loan... But the interest rate is so high that it is not profitable. Fortunately, I don't have such a thing, and I don't use a loan. I just turned to the guys from the company boutiquehomeplans.com, who within 5 months built me a new house according to my project, and my family and I moved.

But the interest rate is so high that it is not profitable.

I do have a question though. The overarching goal here was affordable housing not debt trapping collaterals, did you find this modular housing project to be

a) affordable?
b) sustainable
