The design team cleverly disguised a low ceiling space by incorporating an industrial interior design style while drawing attention to the coziness of the space. Its masculine character is tamed with the use of ample texture, monochromatic colour schemes and light metal frame furniture. - Editor

The project is located on the ground level of an 18- storied commercial office building in Gulshan, Dhaka. The owner had a 130.0 sqm of space on the ground floor for his personal ventures. The real challenge began when the design team realized that half of the space is positioned over the vehicular ramp and to make room for the vehicles below, this 60.0 sqm area was elevated 0.9 m resulting in a reduced 2.4 m clear height from the FCU and diffusers.

In order to maintain a uniform proportion, the counter area has been organized with a wooden finished drop ceiling. The fixed entrance to the Bistro led to the elevated part being designed as the main seating area capable of serving 24 people at a time. The lower half of the area was mostly the service area with designated kitchens and coffee stations along with a few of tables for two.
The fixed glass walls were kept as it is to welcome more customers both from the inside and outside the building. An outdoor aisle, connected to the service area can serve up to 15 persons and can be a good choice for people who likes to spend time outdoors.

The raised seating area has been finished with left out marble arranged in small pieces. Intermediate stainless-steel lines have been incorporated into the marble to aid mobility and to enhance overall reflectivity. The tables and chairs are made of matte black mild steel supports, with textured wooden table tops and fabric-covered chair upholstery. The true ceiling was painted black and left exposed, showcasing the FCU, drain lines, diffusers, etc.

A metallic structure, supporting wooden treads with dark, matte checker plate on top has been installed to allow visitors to reach the main seating area. This stair bisects the metal louver and fixed glass panels both of which balances the privacy and visibility of the entire space.
The lower floor was finished with rustic tiles installed in brick pattern, keeping dark visible grout lines to enhance the natural look of the bistro. The counter tops were supported with wooden textured dry boards and finished with black granite. The overall idea was to produce a dark yet comfortable ambience for the users.

Human being's nature is to be reminiscent of their childhood memories. We often wake up with flashbacks of the times we spent playing with our friends and the surroundings of our upbringing. It is also difficult to find a place in this concrete jungle of a city, that helps productivity and creativity flourish.

In our current state of society all our efforts tend to be spent on finding a way for self-sustenance, causing us to have no space for being creative or pursuing our passions. In this generation most people are devoid of a hobby that rejuvenates their mental and physical wellbeing, simply because of the lack of space and opportunity. Edison Real Estate has been working on making a place that combines all the features necessary for a human being to not only live in comfort with nature but also have enough breathing space in order to delve in introspection.

Edison Desdemona, the newly launched stellar project of Edison Real Estate is going to be such an organization. This ambitious project is located in 50 feet wide Japan Street of block- I, Bashundhara Residential Area. The neighborhood is blessed with essential services such as groceries, hospitals, schools, universities, shopping malls, and more.

The first step into Desdemona itself is fascinating due to its triple height grand entry reception. With the motto of merging with nature, a large tree will be planted as the centrepiece of the ground floor surrounded by sitting areas in order to implement the childhood connection people had with trees, that's why the whole compound will be surrounded by native plants. A double heighted waterbody will create an exhilarating atmosphere down to the first basement. A spacious child play zone filled with lush greenery sits right beside the sitting area where one can have their favorite drinks at the coffee lounge while keeping an eye on their children playing right before them. The thought process behind the whole settlement is to bring people out of their cubicle shaped apartments into an area where connections gradually build over conversations between neighbours, turning into a strong community. The connecting bridges in each floor will create room for the residents where they will share laughter, joy and stories. Breezes from the south will be ensured in all apartments via tunnel effect as lobby spaces are kept open with seating arrangements. The green area is not only limited to the ground floor reception but every apartment has a small green area of their own too. When it comes to large celebrations and gatherings, it has been made on the first floor of the complex. A multipurpose spare space has been kept on the ground floor beside the stepped garden for convenience. Adjacent to that a pedestrian entrance ties another 30' wide road in the south.

Each floor features six units ranging from 2,755 to 3,450 square feet in area, and four luxurious penthouses with areas of 5,705 to 6,350 square feet. The apartments are segmented with voids allowing for a consistent flow of air and natural lighting. There are two options when selecting a desired apartment: three and four-bedroom units complete with a staff room and bathroom, making it ideal for all family sizes. To maximize user convenience, four lifts, including two stretcher lifts, are available to be utilized as needed. Additionally, Edison will provide an underground parking lot with a capacity for 132 cars, with two spots per unit.

Making a home, recreating memories

The architecture of Desdemona embodies a structure inspired by exclusivity. The spaces have been designed with care and precision to provide an environment that's open to everyone who enters the building at the same time maintaining privacy. A fusion of Bengal and contemporary architecture, impressive silhouette and subtle colors render it a sublime beauty that satisfies the eyes. The structure exudes a graceful energy that radiates a sense of warmth and serenity jeweled with salient features such as meeting room, badminton court, walking tracks, clubhouse, fully equipped gymnasium with sauna and many more. A spectacular infinity edged swimming pool along with a separate kids' pool have attached showers and changing rooms available. The greens are not only a display of the childhood environment, there has been a vast platform made as covers between the voids, resembling the "Macha" in our Bangalee culture. This platform will prevent the harsh UV rays of the sun along making way for illumination. Plants will also be added to it for the aesthetic appeal and resemblance of the elements we have encountered in our hometowns. Vegetable garden at the rooftop is provisioned to complement that feeling. Some balconies are double heighted. Such spellbinding designs, by consultants from three architects, helped Edison Real Estate to envision more exemplary creations for the near future.

The new-age concept of collaborative workspaces is gaining popularity in Bangladesh. People are now advancing towards independent and flexible workspaces. Designed by the team of Studio Dhaka, the workspace of Impact Hub Dhaka is conveniently located near the National Zoo in Mirpur, spanning one large floor of the Grameen Telecom Bhaban.

Impact Hub Dhaka, which is a part of the worldwide Impact Hub Network, radicalizes a dynamic entrepreneurial community through engaging spaces, insightful content, and diversified networks. Like any ideal co-working facility, it is designed to facilitate connectivity as well as provide a diverse range of social spaces where one may interact, watch webinars with acquaintances, or even hold events.

Conceptually, the design approach began with the thought of creating a comprehensive co-working space for an extensive expansion of lateral knowledge for millennial minds.
The idea was to form a shared space where a range of diverse people—entrepreneurial, thoughtful, and motivated—minds come together to work towards a common goal.

The lead architect of the project was Ar. Muhammad Moniruzzaman. Later, he was assisted by architects, Ar. Moshreful Alam and Ar. Sanjida Alam, for the thorough execution of the design with the necessary deliverables. Even though there was a time constraint on the project, it was completed in just one month while still providing all the essential facilities. The office is divided into essential functions like office pods, event space, meeting space, open workspace, cafeteria, and pantry. From a single working table to confidential pods, everything has been incorporated for the purpose. These facilities are given to rent as per users’ preference.

The event space bears the most significant importance as it accommodates different national and international seminars, symposiums, and talks by renowned personalities to impart knowledge and expertise. The design is rather versatile, inspiring productivity and collaboration. With more than 2500 square feet, the space can accommodate a variety of arrangements, including gatherings of more than 80 people for any upcoming event.

The meeting space serves as a place for individuals to brainstorm ideas, share knowledge, collaborate, and solve problems effectively. The cafeteria portion is a fun-wrapped and interactive space in the office for mental refreshment, with a substantial pantry. In short, the office is well-equipped with all kinds of necessary amenities and facilities. The office pods are an interesting and exceptional approach to the design. The pods are self-contained rooms secluded by glass, mostly independent units that allow users to work peacefully, avoiding all distractions.

As the interior design of the office opted for a subtle ambiance following a minimal design approach, a natural colour scheme was selected to keep the environment as subtle as possible. Avoiding any kind of imposing decor or heavy hues, natural tones such as green, white, light-toned Kerosene wood texture, exposed ceiling, and ample provision of natural light were ensured to make the atmosphere soothing and calm.

With the beliefs embedded in modern design thinking, the workspace designed by Studio Dhaka for the Impact Hub serves as a catalyst for ensuring collaboration to unlock creativity and create innovative solutions under the umbrella of shared concerns.

The British American Tobacco Bangladesh (BATB) Savar office allows the re-thinking of a working ambiance within a factory compound. The interior design is done by Roofliners Studio of Architecture and the fit-out work is done by Charuta Private LTD. The collaborative project between the two entities incorporates nature, simultaneously creating a melting pot of culture and crafts.

The first floor houses small seating arrangements and two outdoor semi-open pavilions, the Gallery and Garden Pavilion acts as the heart of the total compound. The fully equipped landscaped area contains a waterbody, green lawn, and gardens proposed to change colour, smell, and texture alongside the seasonal cycle. The area is connected to the compound through an external staircase, attached to the internal office space.

The corridors at the ground floor level, as well as the cafeteria and open lounge, are physically linked to the future landscape in between the built structures. The working environment is intertwined with nature with the office space, the first and bottom floor, being linked with a modern staircase of the perforated light-screen to the reception lounge. This space flows into the terrace garden, facilitating a refreshing work environment and accommodating interactive spaces. The project area itself is approximately 2102 square-meter, the interior space occupying 1445 square-meter and the landscape area on the first-floor terrace, is 657 square-meter. The existing building had been of an R.C.C. frame structure. The first-floor terrace garden, two galleries, and garden pavilions followed a simple steel structure.

The interior fit-out work of the project began in June 2021, taking almost 8 months to reach completion. The design process was done in two phases, the first phase was in 2020 before the initial covid lockdown. The second phase was completed in April 2021. The interior design consultancy was handled by Roofliners Studio of Architecture while Charuta Private Ltd. oversaw the fit-out work. The maintenance of the weight balance of the soil upon the previously built structural roof, waterproofing and drainage system work proved to be a challenge during construction.

The architectural style of the space is a mix between modern and neo-futurist, featuring recurring elements such as granite, steel, glass, concrete and perforated screens.
The cohesion of architectural styles is evident through the use of geometric shapes to create motifs within partition walls and windows. The second-story office space is accented with a rectangular box structure with rounded edges and glass doors leading to a seating space, featuring neo-futurist detail, creating a space within a space. Two types of granite stripes mirror polished and flame polished have been used in the design pattern to create a special texture, look and feel of reflective and non-reflective elusive yet contrasting surfaces.
