Bahria Town is outside City and if Malik Riaz couldnt come up with a plan to Connect Bahria Town with City Downtown people wont going to favor it a lot because except for Security he have nothing to offer by constructing it out side City limits.

If he Manage to pull that then the Property value of Bahria Town would go 10 fold just like Bahadurabad has freakishly highly Property Value because it is Closer to Shahrah-e-Faisal and Saddar then Nazimabad and Gulshan.

According to news BT will be constructing an expressway from BT to city centre and also a Blue Line Metrobus from BTK to Airport and Saddar. So yeah it's connected.
And even if it wasn't people would still invest just cause it's Bahria Town.

Doesnt work that way because Bahria Town does offer a lot of things but their is another project called DHA Phase 8 under construction as well and its Connected with the City unlike Bahria Town its slightly less fancy then BTK but worth it because it offers almost same level that BTK Suppose to Offer with Additional benefit of Access to the City so MARKET FORCE would divert people towards that project reducing demand for BTK which lead to Decrease Prices in BTK so that is why Connection of BTK is important for Malik Riaz to keep this Project Floating with same pace.

Bahria Town in Islamabad / Rawalpindi Area that I have visited is a great and peaceful place to live in a country plagued by chronic blackouts, terrorism and inefficiency. I wished entire Pakistan to develop like Bahria Town, but sadly it never happened because of this evil rich / poor divide that persisted in our society since birth of our nation. Exclusive enclaves for all people irrespective of their class, color and creed is only a dream. Latest report on Bahria Town hinted that no more than 100,000 Pakistanis currently live in these exclusive elitist enclaves out of population of 200 million!

I think he has plans to grow the city even more which would eventually make it connected with the city.
