What's new

India Developing, but still a long way to go

why our skylines have a "growth" issue?
heres why:
So we need more FSI, but increasing FSI means more people and the present infra. can't handle it.

Damn, mumbai will never be sanghai or newyork or any other developed cities.

Yeah- but hopefully new allocations of land and future projects will be granted higher fsi.

One look at the posted Mumbai pic.'s, shows that Mumbai's growth is skewed with lots of empty/low rise patches.

Said quoted cities grew many times over by growing horizontal, money being the driver. In Bombay's case money's not the issue, it's spaghetto style licence - permit type laws and bylaws re: Congress and and these 'Modify', it will go vertical, horizontal and even Oceanic a la Dubai. Most of what you see in the pic.'s was sea before. British Bombay was a giant landfill, and that can go on forever since the Arabian sea is big enough, plus the Indian Ocean.

Word is Navi Mumbai or New Bombay is the better Bombay.

Do you think this horizontal growth/small fsi might be related to the real estate corruption, where a limited fsi would inflate real estate values for surrounding lands?

Think that FSI law and restrictions are very much flawed and need to come up with some new calculations and clauses.

If the building is a high rise and going higher say 40 plus floors you need a bigger plot size and a bigger parking floors in the basement or in the lower floors say 8 floors of parking floors.

How can you make a 40 floors plus building in a small 1000 sq. yards plot if the original plot is say 10,000 sq yards and FSI laws makes it a small 1000 sq yards plot to make a highrise, it can be a razor thin building devoid of any facilities and cannot go any higher than 10-15 floors.

FSI laws I think were enacted due to the fears of parking related problems arising out of a highrise, and the lack of breathing and utility spaces. If the building is providing parking floors and utility areas in the building, in the lower floors than this FSI law becomes redundant and flawed.

C'mon, 60 yrs. of left-leaning ghettoisation will do that. Corruption, hell ya lefties are corrupt too.
Future is bright as Computerisation of construction industry (I'm thinking civil & structural engg.), digitization of the bureaucracy, Tunnel Boring Machines where not as readily available when China went for it's build out 20 yrs. ago.
Finally, money also is not an issue.

Time-time ki baat! India's upcoming infrastructure is already world best where it's come up like Delhi-Bombay and other airports. DMIC, Train to Kashmir, River linking, Bullet trains will be a generation ahead of China when it's substantially done, infra. wise India has not really seen an infra. destroying all out war for how ... hehe ... Churchill said' 500 yrs. of peace' pr something like that.

Delhi Metro may end up the most utilitarian looking plain jane metro only ot be beaten by Kolkatta metro in the looks dept.

The size and shape of India's ongoing infra. revamp is looking good and gets better by the day. The TOD (Transit Oriented Model) is a win-win, maybe even a moneyspinner by the looks of L&T's above Seawoods or Hyderabad metro models.

Technically speaking, my only peeve is lack of double platforms and more elevators, travelators and solar power.

A generation later when they have rung in massive profits (I know that all Indian infra. projects along with utility, comfort, efficiency are also profitable and profit driven thank God) and go for upgrades, Indian infra. will be phenomenal. Right now they are learning, financing and building using Just-in-Time thinking. Luckily, change is part of the process like how they rolled out public toilet facilitates Delhi metro stations per civil rights litigation and order form the court. I like this.

Inversely, this is what it takes to go straight from poor country to middle income Superpower, check:

I have news !

It looks simple enough but how is it that all the Uni.'s, Colleges and Instittues in India, Pak. and China could not come up with this?
  • Plenty of water bodies re: Pak., China & but both have lot's sparse-arid spare land
Floating solar power changes everything for many countries including India specially since spare land is getting scarce, expensive and contentious meanwhile there's plenty of demand and open ocean ... heck it's the only country with it's very own ocean. India and 'her' Indian ocean.

^Lavasa is not by any means a city or a town or even a village. It's no different from a gated community for the rich, except that in this case, there are no well defined physical barriers. No dirt, no slums, no poor people in Lavasa. How's that possible? Yes, it is, because they are not allowed inside. Lavasa is located in an ecological hotspot and causing massive environmental damage. Soon, all that greenery, waterfalls etc will be replaced by more buildings and the people who bought property there for the beauty of the place will be left scratching their heads. Massive bribe was paid to the fat turd faced bastard pawar to approve this project. This so called city is also allowed to store water by building dams and already has one dam. The dam was built on taxpayer money to create this little heaven for the rich. There is no bigger example of corruption and crony capitalism.
