One must stay away from all investments at the moment, rising interest rates, hyperinflation and looming global recession are bad signals.

I have burnt my hands in all modes of investments in the last three decades. Timing is the key, always invest what you can lose.

Nevertheless, property investment always pays off in the long run.

Real estate is a dud investment. The world has built far more houses than will ever be needed. It's just builder mafia that creates the hype, selling useless properties in areas that will never see growth.

Housing demand in Pakistan is huge and ever-growing.
Do most Pakistanis stay in rented accommodation or their own? Normally the unsold inventory (counted in months ) is an indicator of supply situation. Anything over 6 months means oversupplied market. In India this reached 24 months before the market stagnated

I will only speak for Lahore since I live here. In Lahore vast majority of middle-class and lower middle-class live in rented accommodations. I don't have access to concrete data due to which I can only describe the situation based on what I have observed. The culture of the joint family system is rapidly dying in Lahore; consequently, this has created further demand for housing. Currently, the demand for plots and luxury houses has declined but the demand for non-luxury houses is still there. Unless we see an amnesty scheme by the government for the real estate sector, property prices may stagnate for a while. Moderate residential apartments are selling like hotcakes. There is an urgent need for affordable housing in Lahore.

I don't think Sharifs play much in the real estate sector. Zardari is a feudal lord like many of his party members hence we can accuse him and his gang of not letting land reforms happen in Pakistan. But sadly feudal lords don't just exist in PPP, there are feudal lords in both PMLN and PTI. All those on this forum that believe that PTI can do land reforms are sadly mistaken as Shah Mahmood Qureshi, their second biggest leader is one of the biggest feudal lords in all of Punjab.

Unfortunately, every single of our leaders is a scumbag of epic proportions. I just hope that one day the private sector becomes strong enough to completely take control of our entire country. This will have a lot of disadvantages but at least there will be meritocracy and our country will start developing properly.

This fact alone should turn youthiyas away from youthiya "fanaticism"

Yeah as a better option than other 2 but it's not the god's chosen political leadership as you (not you personally) (the typical hardcore PTI supporter) thaught it was

FYI Afaik biggest landowner of Punjab is a Baloch sardar in Laiyah area

I was thinking about developing sort of ranch/farmhouse style property, mostly for vacations and family functions. I got the land east of kharian, but Im not sure if its a good idea. Mostly its due to me not being in Pakistan as much as i used to, and we (overseas pakistani) know very well the neyat of our relatives, always ready backstab us. What do guys say, should i go ahead or do something else?
