Emaar Pakistan: balloting for Crescent Bay on March 31

KARACHI (March 30 2008): Emaar Pakistan, the country subsidiary of the world's leading property developer Emaar Properties PJSC, will hold a balloting for registered customers of Crescent Bay development on March 31, 2008. The balloting follows overwhelming sales interest to the Crescent Bay, launched recently.

Potential customers who are registered will be selected from the lot for a right to purchase home and office space within the master-planned community. To ensure fair and transparent allocation of the properties to all customers, who are registered at Karachi, Islamabad and Dubai, Emaar Pakistan has commissioned the service of a third party to conduct the balloting. Representatives of the media and the management of Emaar Pakistan will be present at the time of balloting.

Mohammed Al-Falasi, Managing Director, Emaar Pakistan, said, "We thank our customers for their overwhelming interest in Crescent Bay, one of the flagship projects of Emaar Pakistan. The balloting will ensure fair distribution of properties within Crescent Bay, to the registered customers. Crescent Bay has been envisaged as a world-class development that will further energise the Pakistani economy by creating new job opportunities and supporting the growth of ancillary industries."

All successful applicants will also receive a letter from Emaar, which will outline the purchase procedures. In addition, information on the sales process and ballot results, amongst other queries can be obtained through Emaar's toll free number 0800-Emaar (36227). Moreover, other applicants can continue to participate in the future launches within Crescent Bay.

Crescent Bay is a part of the multibillion dollars development projects, which Emaar has announced in Pakistan. It is part of Karachi's DHA, Phase VIII, which includes the DHA Golf Course and is ideally located near Karachi's central business district. Crescent Bay covers 108 acres, and will include high and mid-rise towers for residential and commercial use, all replete with comprehensive amenities. The master-planned community will include a shopping centre as well as a 5-Star beachfront hotel.-PR

Are these just pictures or are they a reality. You know all developers show these kind of images before they start a project, to get the people interested in them, but the rarely become a reality. I hope this is actually made into a reality.

I don't usually like to be a pessimist but i don't think it will ever be built too much red tape,corruption and incompetence in pakistan.
Things in pakistan take forever i'll only believe it when i see it.

Emaar holds balloting to register customers for 'Crescent Bay'

KARACHI (April 01 2008): The Emaar Pakistan, the subsidiary of Emaar Properties PJSC, held balloting to register customers for its "Crescent Bay" project. Haji Rafique Giga, President GIGA group of companies pressed the key to shortlist the customers for Crescent Bay and registered around 850 applicants for the project.

Jhangir Khan, former squash player, Haji Ameen Giga, vice president GIGA group of company, Saleem Butt chief operating officer and others were also present on the occasion.

Talking to mediamen Saleem Butt said that the process had been initiated after receiving phenomenal response from the customers living at Karachi, Islamabad and Dubai. He said that Crescent Bay was going to be developed at 108 acre of land, featuring high and mid-rise towers for residential and commercial purposes besides shopping centres and five-star beachfront hotel at DHA Phase VIII near DHA golf course, Karachi.

Crescent Bay is part of a multi-billion dollar investment plan by Emaar in Pakistan for creating world class mixed-use communities that will energise the local economy besides creating livelihood opportunities as well.

International master-planners and architects are engaged with local contractors to develop the seafront wonder, with 34 high-rise residential towers, which will be completed in five to six years. Emaar's portfolio currently covers the following countries, the UAE, Saudi Arabia, Jordan, Syria, Lebanon, Morocco, Egypt, Turkey, Libya, Algeria, India, Pakistan, Indonesia, the US, the UK, France and Canada.

Crescent Bay: Emmar receives enthusiastic response from buyers

KARACHI (July 05 2008): Emaar Pakistan, the country subsidiary of Emaar Properties, is receiving enthusiastic response to the sales event for the first phase of Crescent Bay, Karachi's first master-planned community by the international developer.

Currently, customers who had registered on first come first serve basis at the soft launch of the project held in December 2007 are finalising their purchase at the sales event being held until July 7, 2008 at the sales centres of Emaar in Karachi and Islamabad. Emaar sales team provides expert advice in selecting the property and providing an overview of the development.

Steve McCartt, Managing Director, Emaar Pakistan, said, "The enthusiastic turn out for the sales event is offering several registered customers the privilege of being the first home-owners in Crescent Bay, a world-class project in an integrated lifestyle environment. Emaar Pakistan ushering in new lifestyle concept

Yaar this is just all chor-bazaari.

Emaar's "ballotting" is done by pre-registeration carried out on the emaar.ae. The registeration opens at 6am at some specific SECRET day which only the rich boys know by feeding Emaar employees some money. Or emaar will put it up on its website just as it opens at 6am. Who will get to know about it?

At the day of the launch, the rich boys are called in first because they get themselves registered early. At the launch day Emaar increases its prices by the minute. So do the people who buy it off early and then start reselling it at a premium. The end buyer ends up buying the property 10-20% premium + Emaar's own original price increase.

The only parrallel to this I can think of is, selling tickets in black.

It's amazing if you're one of the select few who would get in early somehow, but horrible if you're the one who wants to live in it.

Dubai's property prices have increased by 78% in one year. And they were already very expensive to begin with!

They will build all this, ultimately real estate companies would be buying the property and putting it up on rent for exhorbitant prices.

Oh and then that's not just it. Then subletting would start. Another real estate company would buy and resell it to another and another.

They have zero controls in place! Chor bazaari. Thats why they are saying this bubble will soon burst. It has lasted for 10 years now, so people are ignoring all the warning sings.

It does look majestic. Good to see Dubai fever catching up with Pakistan.
